Short Outline
Istanbul experienced a fast urban growth through the XXth century which offered the particularity of resource creating rather than consuming. This paper is about the interaction between land values and urban growth of Istanbul.
Since the mid of the XXth century, the city of İstanbul experienced an almost stable urban growth continuum on the fast lane with almost 300-400 thousands people adding to the existing population each year. This fast urban growth pattern is shaped under influences of several dynamics, each of which contributed to this phenomenon mostly in an unpredictable way. From a point of view of Third Worldist approach, urban growth of İstanbul through the XXth century represents almost essential characteristics of an urban boom in a developing country. But what offers to the experience of İstanbul one of its very particularities different from similar cases of urban growth in developing world is the economic characteristics which are turned out urbanization process into a resource creating and fund raising than a resource consuming.

Today, the fundamental characteristics of the local economy of İstanbul which produces roughly 44% of total GNP of Turkey is going into a radical transformation from manufacture and industry to real estate. This paper deals with the relationship between land values and urban growth of İstanbul through the last decades and the way they interact with each other.
