Abstract
Over the past twenty-five years there has been a significant transformation in the use of waterfront areas in the United States. Many of the communities in New York are recognizing that their waterfronts are their greatest assets in revitalizing the economy, environment and the quality of life.
With the decline of the industrial and maritime uses on the waterfront, some areas currently zoned for manufacturing, are being rezoned for residential, commercial and mixed-use. Can land use and zoning changes be a practical course of action to revitalize and redevelop waterfronts? What are the challenges of redevelopment? How can a clear vision and plan built with consensus through broad public involvement help in making livable and attractive waterfronts? In return, how can livable and attractive waterfronts help communities generate sustainable growth?
