In Austria, about 10% of the population is changing their homes every year, in 2008 that was about 875,000 people.1 The choice of a place of residence, or of a business location, is usually an important, long-term decision requiring a high level of investment capital. It is no exaggeration to say that this choice is one of the most important decisions for people and companies. With this in mind, such decisions should be considered together with their consequences, both for the individuals and the city as a whole. “MAI - Mobility Pass for Real Estate” is an online tool which investigates the relationship between the selection of location and the mobility behaviour, showing the effects of mobility time, mobility costs, CO2 emissions and possible accident risk. Therefore “MAI - Mobility Pass for Real Estate” will be developed for the specific tenant or buyer, for real estate agents (as a more specific marketing instrument) and for public administrations in concern with their allocation of housing subsidies. Starting point for mobility is the location of residence, from there all possible trips are examined by “MAI - Mobility Pass for Real Estate”. Furthermore, individual facts of the person (or household) show the detailed mobility costs. Data about accident risk, mobility behaviour, modal share and the different spatial categories (urban, semi-urban, periphery) will lead to the actual research for the online tool which contains two modules of “MAI - Mobility Pass for Real Estate”: 1) The first module will give more a quick overview about effects on mobility for the individual person. Different scenarios of residence locations will be delivered and based on this, the possibilities of reducing mobility costs (in terms of money, time, CO2 emissions and possible accident risk). 2) The second module is specially designed for tenants or buyers who want to know more details on their future mobility costs, and for real estate agents, planners and local administrations. This MAI online tool (including a geo-information-component) will provide comparable calculations on costs, time, environmental impacts and the accident risk as a result. |
