Abstract |
Along the rapid urbanization, the housing problem of medium and low-income residents in cities has been one of social problems, which is drawing the attention of government in the world for a long time. In present China, both the national policy and market of housing system are in the process of perfecting, which pay more attention to the low-income residents and rural residents. At the same time, planning and design ideas, criterion and statute of low-income residential districts are in the process of promoting. Through background research, this paper indicates that public housing construction now is an important method to solve housing problem, promote healthy real estate market and meet people demand in China. This paper chooses Tianjin, the third pole of China development as the example for research. It analyzes and studies the general development situation of public housing residential districts in Tianjin and indicates that large-scale public mixed residential districts at edge of city core area with convenient traffic condition, which named new-homeland, are one kind of good choices for the low-income residents as well as medium residents. It deeply analyzes the problem and consideration of planning method and technology through case study of Shuangqing new-homeland, which is located in north Tianjin and will provide houses for the first group in 2012. This planning explored a mode of [quotright]large-scale mix and small-scale pure[quotrightB]for the whole district development and will provide three kinds of residential production including public leasehold, price limited commodity and commodity. The planning confirms that regional coordination is important not only in the new-homeland district but also in the whole area including surrounding city and rural districts. And ecological concepts and index system is necessary to plan a harmonious and identified community, space characteristics and appropriate technology is necessary to plan a friendly and efficiency community.
